An Electrical Installation Condition Report (EICR) is a formal inspection of a property’s fixed electrical wiring. If you are a landlord in England or Scotland, you are legally required to have an EICR carried out at least every 5 years, or at change of tenancy.

What to Expect

The inspection usually takes between 1–2 hours and is not overly intrusive — it can be completed whilst the property is occupied. Each report will come back either satisfactory or with a competitive estimate to complete repairs. A satisfactory report is valid for 5 years.
